You know what struck me first about Buen Suceso Las Setas? The name itself tells you exactly where you are – right in the heart of Sevilla’s old town, practically next door to those massive wooden mushroom structures (Las Setas) that locals either love or hate. I mean, you literally can’t miss them, and honestly, being this close to such a distinctive landmark makes meeting up with people ridiculously easy.

The hotel sits on Plaza del Buen Suceso, which sounds grand but it’s actually this intimate little square that feels more like a neighborhood secret than tourist central. What I love about the location is that you’re deep enough in the old town to feel authentic – you’ll hear actual Sevillanos chatting on their balconies in the evenings – but you’re not stuck on some impossibly narrow medieval street where taxis refuse to go. The building itself has that renovated historic feel without being precious about it, if that makes sense. They’ve kept the character (thick walls that actually keep the summer heat out, thank god) while making sure everything works properly.

Walking around, you realize how perfectly positioned this place is. The Cathedral and Alcázar are maybe ten minutes on foot, but you’re also close to the kind of tapas bars where locals actually eat, not just the touristy ones clustered around the major sites. There’s this fantastic little market – Mercado de la Encarnación – practically around the corner, and I discovered some of the best jamón ibérico of my life there, completely by accident. The 4-star rating feels right; it’s polished without being stuffy, and the 8.7 rating makes sense when you consider that guests are probably comparing it to both location and value. Honestly, finding a place this well-situated in Sevilla’s old town that doesn’t feel like a tourist trap is trickier than you’d think.

What really won me over was the morning routine – you can grab coffee and head up to the Metropol Parasol (the official name for Las Setas) for sunrise views over the city, then be back for a proper breakfast before the day gets too hot. And speaking of heat, summer in Sevilla is no joke, but the old stone construction keeps things surprisingly cool inside. The streets around here come alive in the evenings when the temperature drops and everyone emerges for their paseo. You’ll find yourself naturally falling into that Sevillano rhythm of afternoon siestas and late dinners, which honestly is half the point of staying somewhere like this rather than in some modern hotel district where you could be anywhere in Europe.

    Location. Out door space . Had a problem with toilet , which was attended to quickly .

    What could be improved: We were aware of the stairs , as we always read full description, but don't underestimate as they are very narrow where they turn .
    Found some basic instructions after we had been there 5 days, it would help if they were left out on the coffee table .
    Recommend the Live + Lock lockers , situated a couple of streets away for luggage storeage

    This apartment is in a great location, still reachable by car, but with a lot of Sevilla's attractions in easy walking distance. We came by car, because this was part of a round trip, but only used it on two occasions within a week of staying in Sevilla to reach destinations further out, for the rest it was simply not worth it. Many restaurants or bars are nearby for all sorts of interests and price levels. If you like preparing your own food, there is a great selection up to lunch time at Mercado de la Encanarción (just below the famous "Setas de Sevilla) within a few minutes of walking, some small supermarkets are also nearby, as are bakeries (look out for Crustum), as well as quite a range of shopping options. Despite being close to busy zones, the nights were quiet – the season may have helped there.

    The place is spacious, especially the living area feels airy and upmarket. Note that we were just two people, so had place to spare and just ignored one of the bathrooms. The roof terrace is a luxury we even were able to enjoy twice in a week in November, but which would be even more worthwhile in a warmer season. Heating the place on the cooler days was no problem via the provided means. Hot showers were no problem due to a gas flow type heater. There is a quite large kitchen with full fridge, electric hob, oven and microwave and enough plates, glasses and in general cutlery. Wifi worked just fine. Getting in on arrival was trivial by smartphone in-browser-app. Contact with the management of the flat was good and in one case a non-functioning equipment was replaced the same day.

    The photos are truthful even though they struggle to capture the full impression spread out over multiple levels.

    What could be improved: Not a criticism, as it is quite obvious from the description, but a fact to consider should your mobility be reduced: while an elevator will bring up your luggage the one floor from streetlevel or the two floors from the garage, within the apartment you still have one more quite high staircase up the master bedroom and a second one up to the other bedroom and the terrace.

    Having a parking spot in the old town of Sevilla is a luxury and you pay not too cheaply for it. But getting in and out of that parking can indeed be somewhat stressful, depending on how some other cars are placed exactly. We know our car well having successfully navigated many tight places over the years – including streets requiring you to fold in your mirrors somewhere – and thought other guests may have been exaggerating. But on the first night it was real stress to back the car down the ramp and neither touch a parked car nor the portal frame.

    There were some minor issues indicating that the maintenance could be improved. One does note that this is a place rented out, not some the owner personally checks every now and then. Some small investments also in kitchen-equipment would bring the perceived quality up a level, considering also the price level.

    Overall, we would surely consider this apartment again, but it missed the "great stay" mark.

    This well kept residence was very spacious for our family. It includes more that one bathroom (very convenient), a comfortable relaxing living area, a comfy kitchen with amenities and even a lovely open roof.

    The apartment is centrally located and during our stay we reached all the major historical landmarks easily on foot.

    This property is in a quiet and safe area. Highly recommended

    Location was excellent, able to walk everywhere in the old city.Apartment also had a bath which was a nice change from showers elsewhere.

    What could be improved: This is a triplex with very steep stairs to the bedrooms and a somewhat skaky railing.We were 4 seniors but were able to navigate stairs slowly with care.However this is not a place for those with disabilities. We kept the luggage on the main floor and took upstairs clothes and toiletries because we could not carry the luggage.

    Great location on edge of old town, walkable to everything. Very comfortable, very clean & well equipped, great roof terrace with beautiful views, sound of church bells, brilliant view of stars. Fully air- conditioned too. Internal marble stairs to first & second floor are very steep, so not good for those with mobility issues. Also internet doesn’t reach up to second floor or roof terrace, so booster might be good idea. Check-in is via an app, so you need charge on phone and internet access when outside front door for first time, which was a bit worrying. But it all worked out, & we had a lovely relaxing stay. Would definitely rebook.

    What could be improved: Check-in via app was a bit worrying, in case we didn’t have power/internet access outside front door, to work it and get in – but it all worked out fine. Also internet didn’t reach up to second floor & terrace, but a booster would fix that.
